How I made $45,000 in 1 hour!

Today i’m going to share something that I attribute a great deal of my success to. Everyone can learn something from this…

I always thought that you had to have money to make money. I didn’t enter this world rich, I went to a normal public school and drove around in my old Datsun thinking life was great – but I wanted it to be extraordinary.

I went to all the seminars on wealth and property . Finally I found a strategy where I didn’t need any start-up money and everyone involved walked away happy. The guy teaching it wasn’t another wanker in an expensive suit. If you passed him in the street you’d never suspect he was a millionaire and best of all is free to do what he wants when he wants. Now I am too!

One of my favourite days was when I made $45,000 in 1 hour. It’s one of many amazing deals which I’ve told my family about. As all proud parents do, they go out to dinner and tell their friends what I’ve been doing. They all want to know how the hell I did it and they’ve been at me to elaborate, so here goes…

The technical name for this strategy is a Sandwich Lease Option. I found this house nearby in Queensland where their sale fell through. The real estate agent put his sold sticker up so the owners moved out and signed a rental lease elsewhere. After lengthy delays, the buyer couldn’t settle and the owners couldn’t afford to pay the mortgage as well as their new rent! They called me looking for a solution. After meeting, they were excited that I could simply look after their mortgage, rates and insurance until I could finalise a purchase down the track. I said I would help someone into their own home and have it all paid off within a couple of years.

Meanwhile I’d spoken with a family looking for a home in the area that didn’t have a big enough deposit for the banks. By the time I finished scribbling up the paperwork with the owner, they were at the front door wanting to move in! In a total of one hour the incoming family had signed a Lease and Option agreement with me giving them the home! Because I was the person in between these two Lease Option agreements, it’s known as a Sandwich Lease Option.

I make $45,000 from my buyers paying me $385,000 for the house and me paying the owner $340,000. I also make $100 a week, after my buyer pays me $725 and I need to cover $625 for the owner.

This system just works so well if you follow it and the money rolls in from day one by helping people!

Often sellers have a hard time selling real estate, just as much as buyers struggle with buying. Add to that the complexities of tightening credit and financial requirements in this Global downturn hullabaloo and it can really be a stressful time.
There are a huge number of creative systems and techniques that will blow you away. I work out of the box with these everyday.
I’m about simplicity. I help sellers out and buyers into homes easily – and earn a fantastic income along the way. I’m not a real estate agent. A lot of agents bring properties to me that they need either a helping hand with, or a different approach to make things work for everyone… One of those very rare “win together” jobs if you can call it that!
Now I’m diving into the deep end of this new online world of blogging to help you out also.
I hope some of the strategies and information I’ll be sharing will take a load off your shoulders, or even better help you to make some serious money out of helping others.
